Properties located in the main towns as Varna, Kavarna, Balchik, Dorbich, Novi Pazar, Provadia, Byala, Obzor, Kranevo, Nessebar and the nearby villages can take the advantage of our management and maintenance services.

Each property – house, villa, apartment or holiday complex - has different and specific needs, depending on the region and location, type and size, owner personal requirements. Maintaining a property abroad require a local knowledge and experience. BHC Ltd will assist you in this mater. We afford you the opportunity to use our local property management teams.

Each property owner has the opportunity to compose its Individual Care Package from our list of services.

General property management package:

  Keys and documents holding related with the Property Management

  Property inspection – twice a month - sending report including check-up list and digital photos from the inspection
          - Composing an initial inventory list with all your property contents –furnishing, appliances, special features – on the primary visit
          - Airing off all rooms in the property
          - Visual inspection of the interior, and check for any obvious defects
          - Check-up:
               - For insect-pests damages
               - Appliances and electrical equipment
               - Furniture and household goods for damages, wear and tear
               - Sanitary equipment and plumbing, flushing the toilets for refreshment
               - For cracks and building aberrations - outside and inside
               - Inventory from the initial list
               - Communicating with neighbors and property relevant individuals

  Bills payment – council taxes, electricity, water, security system, internet, satellite TV and all other payments your property may require.

  Representation in front of local service providers as:

- Electricity Company
- Water Company
- Telephone Company
- Internet providers
- Cable TV / Satellite Company
- Security service Company
- Local Municipality - council tax office

  Keep a record and sending regular monthly reports and bank statements for all bills paid.

  Insurance organizing – basic building insurance and contents if required

  Security system – we will be the contact persons 24 hours available on call from the Security Company.

  Cleaning and laundry services – additional charge per visit

  Winterization of the villa/apartment – included in the yearly fee
          – Turn off the water supply in your home at the beginning of the cold season
          – Wadding and insulating the water meter /which is usually outside in a shaft/ to avoid bursting

  Communication with neighbors and other persons related with the property /if it is necessary/

  Organizing rent-a-car and air-port transfers

  Assisting with delivering food welcome pack for owners/guests arrival

  Full owners support during their stay in Bulgaria

  Swimming pool maintenance

  Garden maintenance

  Furnishing assistance

  Organizing satellite TV and internet connection for your holiday home

  Bulgarian Ltd/Sltd Company care

  Other service required from the owner

We propose Free Initial Inspection on site to be done to your Bulgarian Property, draw up for you a list of all your property needs and after informal chat with you to compose your Individual Property Care Package. In that way you will be sure that your Care Package will include all your specific property needs and that all of your requirements and standards will be met.
